If rent for a 3-bed home is only $1100, it won't attract the higher-class, but it doesn't necessarily mean it's attracting the local meth dealer either, does it? 

I doubt any of my to investor clients took a class.

In the past I have always functioned in the class D space which meant its challenging at times to get very good tenants.

At best they might be using national data, but that's not useful unless it separates Class A, B, C & D properties.

@Doug Webb for commercial class residential (5+) units, the general guidance you'll get is that you should be taking possession via an LLC, as there are no real advantages to not doing so besides the minor overhead of forming and maintaining the entity.
