If you insist on DIY managing, you are in for a long and painful learning curve.

From the property management perspective, yes...hot tubs (actually in-ground spas) can be a pain.

Experienced Detroit investors all know an investment should be done with a block-by-block strategy.

Or I'd have to try and work up my log hours from home depot & gas station receipts which would be a big pain in the butt.

I'm also charging less than Rentometer suggests I should.There are a few equally nice units a few blocks away that charge comparable rent.

Then you have to go to the county house to get the correct addresses or Thomas Guide map/block and go drive by.

I hope someone else can find inspiration by my story or if you are in similar situation maybe you can take part of what i did and run with it like a pair of scissors in your hand cutting through the mess thats blocking you.
