To me the numbers make sense and there is margin for error, I don't see why I wouldn't go for it.

Your credit is a test - when you have 200 properties that's 200 property tax bills, 200 insurance bills, 200 maintenance bills, bills, and bills and bills and bills. 

Its not worth the hassle to just deal with it at the end and you might be left with a hefty bill.
