What letters are you using that is getting the best results? 

During Covid I deferred mortgage payments, so I owe a $30K balloon payment upon sale or refinance. 

We’ve automated the process and eliminated the back and forth negotiation by sending a simple renewal letter 60-90 days before the renewal term.

I found motivated sellers from the notices of default in the local paper, wrote them letters and bought houses with seller financing. 

These letter grades are assigned to properties after considering a combination of factors such as age of the property, location of the property, tenant income levels, growth prospects, appreciation, amenities, and rental income.

I have a couple of prospect properties I would like to tour and get a better SOW for the Rehab, however because of the still someone hot market we are in realtors are not taking me serious as a potential client and tour the property without a preapproval letter, however the Hard Money Lender will not issue me a Preapproval letter until I get a better estimate of the SOW and come up with a plan on how I am going to do the project which I can't do without looking at the property first with a Realtor. 

Instead they ghosted me at the closing table and they kept my $8,250 in closing fees after drafting a refund letter that they didn’t honor.  

The consequences of this neglect are stark and now coming to light: numerous properties have suffered from financial mismanagement, overlooked issues highlighted in due diligence files are impacting returns, and ballooning accounts receivable balances present an increasingly alarming forecast.

Because I have another investor on this project and I have to pay him out of the profit, and also is it possible to get a pre approval letter before selling my investment property because it throws off my debt to income ratio, but it's an investment property that is meant to be sold.

They supposedly have been living somewhere for 1 year and produced a letter from their landlord singing their praises of what great tenants they are  (which we all know anyone could have written).
