This is really a great short-cut to analyzing deals, because I can easily look at the ARV spread (which you should seldom trust, by the way) and see if it is even feasible to make how much I want to make.

There are 4 other key aspects to consider when analyzing deals and they are - tax savings, principal paydown/equity building, appreciation, and inflation hedging. 

Start getting your education and analyze deals daily. 

@Prabhash Shrestha this is going to be tough, I analyze a ton of deals for my investors and most properties just don't make sense and it's not getting any better as home values appreciate and rents aren't keeping up.

The last fund I worked for who pulled and analyzed AirDNA found a lot of discrepancies and false data.

If you're going to flip, it could work, but you would need to analyze the properly for that approach -- which would included getting detailed and accurate estimate on repair costs. 

I will do this quick and dirty, only using DP and cashflow to analyze the deal.
