I have read this article which breaks it down in a very easy-to-understand manner, and suggests that an amount of $182.75 be allotted each month to cap ex reserves to cover replacement of all of the discussed items.Now, if you ask any investor in my area how much they dedicate to cap ex I can absolutely guarantee you that it is not this much.

What I am finding sad to see is allot of people posting on here especially newbees is that they do not spend enough time doing a proper evaluation of what they are getting themselves into.

If its homepath and 100% EMD the one thing I will watch for is to make sure you do your inspection and due diligence within the alloted time.Last time I had a homepath deal, my first one, I got a verbal counter from FNMA, the LA was late to inform me, then the back and forth on the price several rounds, and I didn't know then when FNMA counters that very day, was the "acknowledgment date" and I had 10 days from that day to do my inspection.

Right now we have 10k alloted to invest, I've been building my score to 630 (still going), my husband has a high credit score (900 range) but he has a massive amount of govt funded student loans.We decided I stay home until the youngest is old enough to be enrolled in school.

If you had an agent in your corner who was just as aggressive perhaps they could have negotiated the deal at the full asking price for you and saved you allot of headaches.  

But I’m thinking there has to be allot of similar operating agreements out there.
