An individual like me would have to fly there quite often to inspect, buy, supervise rehab, verify rental processes etc I quickly realized I would be better off analyzing those who are offering the actual final product called “turnkey properties” that are rehabbed and producing decent income (net 10% + realistic and not hyped by them) with 25% down payment and had a reliable management company in place.

It seems to me that In either case the underlying LLC containing the asset(s) would have to be pierced before an action could be brought against a supervising/parent/managing  LLC whos sole purpose is collecting funds from the underlying LLC's.

The project ended up taking 8 days and cost me lots of opportunity at work back home (I work on commission).I took the week off work to go supervise, things were seemingly good at first, but it is a 5 unit property with workers spread out, we passed inspection even though there were still about 13 things that I didn't personally see done but were told was taken care of, I had those taken care of right after inspection.

I used to supervise many of these types when I was in the military myself so I guess while I understand how they get sucked in to it all, I just wish they could see what they are doing to themselves.

Only that they have the authorization to hire, supervise and discharge services and independent contractors for repairs/maintenance necessary.I'm relatively new to rental ownership (3 years) so I suppose this goes with the learning curve.
