But what I was most proud of was seeing so many people out....stores and restaurants opening (my favorite sushi place was already back up)...and just the return of life and "back to business" attitude that makes Houston such a great city.I already experienced contractors trying to jack up prices...some legit as I know getting materials is more expensive. 

If it was all stores and there were a lot of units and some were doing well that might be different.One tenant is underwritten differently than a retail strip center as break even ratios are different.

Whereas in both the Solo 401K and LLC IRA you have checkbook control, but still have to have the type of custodian where the money is "stored" be that a bank or a brokerage type company.No, I will not be investing in California.

@Jd Martin I am fortunate to have a great hardware store in town and they have a good bunch of contractors/handymen who they trust enough to recommend to neighbors.

Started fresh this morning with a tour of the new place and a great meeting with @Michael Rodriguez who's in town from Denver doing some shopping for apartment complexes. 

There are also several scratch and dent stores in town.

Also, during rehab, most of the big box hardware stores are a commute (30+ minutes) into Merrillville.

After a quick conversation with the store sales associate, we realize just how simple the installation would have been had we done it ourselves.

You can easily see a 100 year old house with a fresh roof, windows & hvac and you can see a 50s house with all of them towards the end of their useful life.
