Just one other comment, Having family in Joplin, I'm sure you have been to Springfield, you know that there is money in this town, a few are big fish in any town in this country, so with that, yes, I can locate more money in a coffe shop than most can going to HML or institutional lenders.

Of my family members who invested in SW MO real estate, they strongly favor the Springfield metroplex over Jasper and Newton counties.
