As a result when the brokerage acts as the listing and selling brokerage  it saves both home sellers and buyers money.

Unfortunately, I couldn't purchase it this year but I just need to keep saving, analyzing deals and at some point I will be able to purchase it.

You should keep saving, get pre-approved so you know where you stand, and start working with an investor-friendly agent to show you homes so you get some reps in.

If you're looking to transact faster than that, then your only option will be private Buyers.Another alternative, other than the ideas mentioned above, might be to sell part of the land into permanent conservation.

No but if you paid for those items you could get copies of them and use them for a private lender who may be able to give you a loan.
