A couple of years ago I bought 3 apartments from FAR in Medellin and paid FAR to remodel and decorate all three.

That's 12k/yr which doesn't take you very far either as a down payment or remodel/construction costs.

@David M.I would strongly suggest taking some random listing or even the home you live in, and calculate the figures for what it would cost to remodel it like you plan to do for your flips.What I mean is calculate the square footage and go down to home depot and actually run the numbers on how much paint you'd need, flooring, cabinetry, etc.

Finding deals in Charlotte these days isn't easy unless you're willing to do demo and remodel.

Do you think this would work in a high crime area during a remodel?  

They were not remodeled and sold for those amounts.This home is owned by an investor and has been on the market for 160 days.

Kitchen and bath remodels come next, but cost a lot more.Ultimately it's the question of what the market will pay for and what is your competition offering.

If you were to bring me a deal in Mesa/Apache Junction at about 70% of arv under 200K that needs a light remodel (new floors paint appliances and maybe counters and light fixtures) then I would be interested. 

Especially these days where SS appliances are the same price, there’s no microwave and appears to be no room for one, all doors are flat panel, for a few dollars I would have liked to see them switched out for 6 panel doors, there’s no recessed lighting in the house which is essential IMO when trying to sell a remodeled house, there seems to be wood paneling in the house that was painted over, the bathroom is very bland, and perhaps one of the most important things I noticed is the paint job, there is absolutely no appeal, no color, no anything.

various repairs have different returns some like a kitchen remodel get a lot of bang for their buck, others need to be done but don't add a ton of value like upgraded electrical.
