So now..What ever way you will tackle this....the most important thing you have to do is get a website and make it credibleFamiliar with:I can give you a fish, or I can teach you how to fish?

boy I would not be fishing around the internet for this info it should take all of 30 minutes to get all these questions answered by simply walking into the planning department and talking with a planner as they walk you through the regs.. 

Maybe, some contractor went to the property, was fishing for a sale, told the homeowner the tank was bad and hoped the homeowner would bite.

It seems like only the bigger fish are able to do this based on money in the bank, but if you're using private lending or hard money lending, etc. why wouldn't someone just go that route to start vs going one by one over the course of multiple years - just go big? 

I am sure you know the saying, give a man a fish, feed him for a day, teach him how to fish, feed him for a lifetime. 

There is no other business other than real estate that has made so many millionaires, even without trying and even investing blindly with no prior experience and not much more education than being able to draw the image of a fish to sign their name.What I am seeing is, "some people who accidentally made a little money in the real estate business think they are pretty smart and a high percent of the gurus selling their services did only one or two small deals and the results may have only been pure luck.

-Cheaper to buy outside of major cities or into cheaper markets/states-Build a portfolio of becoming a BIG fish in a smaller pond by investing in smaller markets-Take advantage of the Vacation Rental markets.
