@Avery Carl thanks Avery, lots of bookings came in pretty quick out of the gate...I assume from the initial AirBNB boost.

White looks cleaner but then I would suggest doing the switches too because they are probably all old, dirty, and gross looking.If it's a rental property, there's reasonable argument to just hire a pro out of the gate. 

Besides your comfort level and financial statement/ability to go big right out of the gate, I think it also depends on what you can find in the market.

Why not just buy a portfolio of 10 SFR buy and holds as the initial investment right out the gate? 

Take a look at this side walkway in front of the gate.

Then build some nice single family home on a different, gated entrance.
