Everyone has cash buyers, you can buy the data and skip trace it and call cash buyers all day long.

That area also boarders TN, Memphis specifically, so the general area would be worthwhile exploring.

Before investing $1,500, I'd recommend checking if there is data showing potential tenants actually need/want this amenity.

Learning as we go since we had the house anyways .With long drives I discovered Bigger Pockets and it has lit a fire under  my tuckus to get more properties and keep the ball rolling Thanks for the advice -More data analysis and research for whatever we 1031 into next will definitely be a priority .Best-C.
