If you are shopping around a deal and it is not in contract, other investors, brokers, etc. may not take you serious. 

Something tucked in the corner of a shopping center, or outside of an anchored center in going to be harder to fill, just like rentals in a crap area, that hasn't been redone in 15 years is harder to fill.

If you want a good example go secret shop a nearby apartment community and ask them what their move in costs are. 

I've had some great experiences working with local banks / credit unions and would shop around there first before comparing against more national banks.
