For him, the renovation aspect was a piece of cake and he could do it in his sleep.

Appreciation is icing on the cake. 

Also, the fact that he never tells you that he's going to be late would be the icing on the cake for me.

The one that takes the cake was when a guest left the truck door open while unloading luggage and came back to a bear inside. 

This is painful the first time, but once you have the relationships it’s cake.

Finding someone to loan you $100k to buy a house worth $350k+ should be cake.  

Weekdays would be difficult as I reside in Anaheim and work full time.

I'd pay close attention to how community groups are lobbying and factor in potential regulations or additional taxation into any profitability model.Research what happened in Anaheim, Santa Monica and understand the risks of going into this sort of business.

The City of Seattle cannot keep crying to "let them eat cake" when they are ones driving the car.
