I've been driving for dollars as of late, and I finally found a home that looks to be abandoned (overgrown landscape, mailbox completely full, broken windows, and the whole nine).

But Verizon approached me and ask for lease of the land beneath the tower (about 150 sf) to build a cell (they will take care of landscaping/maintenance) so they can use the tower (not sure about any deal between Verizon and Oncor).

@Tomer Ravid the previous landlord was charging $525/month in an area where market rent 5 years ago was $850/mnth for a similar apartment (2 bed 1 bath).What I did was put in over 100 hours of landscaping work, upgraded the appliances, upgraded the kitchens and baths (all as cheaply as possible, for example, I painted pink tile white, used thermoplastic panels and liquid nailed them over the old tile backsplash, laid down new vinyl floors over the old nasty vinyl, etc) and was able to take very nice pictures and market the property very well.I also allow dogs, so that is a huge competitive advantage in the area.

I think the main reason has been a lack of good river access points, there are only a couple in the county, and there's a very long stretch with no good place to get in or out of the river at all.So at the bottom or our hill there's been property for sale for a while, it used to be a landscaping business or some such but it's been vacant for years.

Don't forget there will be site work as well, landscape, paving, etc.Example: $200,000 / 2700 sf = $74 per sq ft.

For our listings they typically paint and replace carpet, do some landscaping and will sometimes include a new appliance package.

Exterior walls standing, new roof, interior walls, siding, no landscape, no patio, with 2 car garage, you're looking around 200-250/sf if you want high end. i like those size projects.
