The preamble (meaning - a preliminary or preparatory statement; introduction), is the beating heart and the essence of the beginning of a successful transaction.Over the years of Trial and Terror, experimenting with contract clauses, assignments, auctions and legal defenses, and getting offers accepted successfully, I believe that I somehow mastered this art of satisfying the needs of the seller, myself, local laws, judges, lawyers and others who happen to read or challenge my offers.It has always been my belief that a well written contract of sale is akin to a creative work of art, a document that if authored with the weighted words that are clear and concise, I have found it to be an effective tool to contract approval and assignment acceptance.I would like to give you some ideas on how to do that, but in this public forum, I fear the misuse of this information and a potential liability of those attempting to duplicate this system.

Getting it to closing with as little problems as possible is where the art form and value comes in.If you do not see value in brokers/agents then just get licensed yourself and then that way you do not have to worry about it.

Eventually, I think it'd be really great to have properties all over the country, including Hawaii, and internationally as well.Aside from my real estate investing goals, I hope to use the money I earn from real estate to finance entrepreneurial activities, including my interests in music, the arts, education, as well as philanthropy to make the world a better place.Looking forward to hearing from you!

There's nothing south of "downtown Decatur" that's not CoD or CoA until you get across Memorial or Glennwood (depending) and that's unincorporated DeKalb, with crappy schools (except for the Museum School or Dekalb School of the Arts, both in Forrest Hills/Avondale) and appreciation not as fast as the incorporated areas.
