Apart from building the cabinets (which is easy once you get the hang of it), they are easier to install because they hang on one metal rack which you cut to size and then screw into the wall.

Another reason I believe there's mold because behind the wall, there's a few wooden shelves, and if you feel the back of one shelf, it's wavy and has puffed up.

Because in an hourly scenario, the contractor makes LESS money for being fast and timely, and is instead encouraged to slow down and potentially not pay attention to the details, so he can rack up hours to make money.Do you want the hourly guy or the hard bid number guy?

Better to be proactive in maintenance and treat every few years and watch than replacing expensive wooden decks, cabinets, etc. or give extra leverage to buyers.

I am putting the finishing touches on a studio apartment that was built over my garage.It has unfinished wooden steps leading up to it now but I would like to find out what everyone is covering their steps with.My contractor suggested tile....but I think there are more cons than pros to putting tile on steps.Any and all suggestions are appreciated.Thank you...

Over the last 2 weeks I've been focusing on trying to figure out the process of buying my first true multifamily investmet.I've done single family and it was nerve racking because anytime there is maintenance the profit gets wiped out.Point is, I'm committed to focusing on multifamily but I need resources.
