It is not unusual for the buyer to come out of pocket in order to close, but how much depends on market value, your threshold, and the abilites of the agent to show the lender it is in their best interests.

Certainly you could agree to pay them, if there's enough margin in your deal to cover them and still turn a profit.I think its far more likely there is a $50K tax lien they haven't told you about than one they don't know about, unless its an unusual situation such as probate.
