If anything is uncovered that was not previously known or disclosed, a renegotiation ensues for a credit or price reduction.

It was simple, fit what we were looking for at the time, and it has turned out to be a really nice investment for us.We recently put a duplex under contract in Vero Beach, FL and we have uncovered all sorts of issues, which gives us pause as to whether proceed.  

If they uncover something that I did not know about, I may renegotiate if it is prudent.As a buyer, I expect the seller and agent to tell me everything upfront. 

I still went on obviously, but now this has come up so I'm just curious will we keep uncovering things of the sort.

Maybe send out some mail to tired landlords of small multi's and you'll possibly find a gem near you that you just haven't uncovered yet

There will be a deal that you will uncover, eventually.

There are meet ups in NYC and Summit, NJ that you should attend and you should uncover some local real estate groups in your area to understand what the area has to offer.  

Having recently graduated with a BCom. degree (specialisation: real estate) from University of British Columbia, I moved to Dubai to start my career as a real estate agent. 

I never cease to be SHOCKED how little commercial loan officers know about residential loans and guidelines and vice versa.Lastly I would say it seems from even just the little they have commented @Jon Holdman and @Justin Whitfield are also very knowledgeable and may want to add more now that I think we have uncovered the confusion.

As tight as the leads are, you/we all have to build up our marketing capabilities to uncover off-market opportunities.Rick
