I am saying a rental increase that is to big to soon is going to get in the way of your profitability & on top of that create a very hostile environment for a brand new landlord who is still green and living in close proximity to his tenants who will undoubtedly resent him in due time.If I were you I would hand out my letters and offer everyone the option to renew their leases at the same rental amount.

You have to separate tenants that are hurting versus those looking for a handout and to take advantage.Might try to get them to extend their primary term lease by 1 year longer for each month of rent abatement or deferment.
