Yea this is same thing like when we said MF Class A yield has 10% IRR, it's gross IRR, in real term post tax it's more like 8% IRR.

Not everyone is allergic to mold, and very little mold is toxic, there's a very good chance that many people have lived there before you, and will continue to live there after you, without any health problems.It would be very hard for you to find a house with no mold anywhere.

Hi Daniel,I am not familiar with JWB Real Estate Capital, but from looking online, it seems that they are REIT.I am not sure what return on investment they offer, please reach out to them and find out, but do not look at IRR - it is a very confusing number and I do not recommend that for starting inventors.Here is something for you to compare with:Location: Outside of Fort Myers, FLType of Property - Duplex Year Build - 2023 (brand new) with 1 year builder's warrantySize - 2,400 +/- sq ft, 3 Bd, 2 Ba on each sidePrice - $500,000 - $550,000Rent - $2,400 /month per side (Gross operating income $57,600 annually)Leases: annual, residential, tenant is responsible for all utilities, yard maintenance.I am sure you can do the math from here and please compare to what JWB has to offer.These properties are hard to come by, but I was able to close on 4 of them in the past month and they are all rented currently.Message me if you have more questions and also to let me know what you find out about JWB - I am curious to know.

The contractors that typically charge more should have the followinga) brick and mortar building where they are locatedb) company vehicles that arent old pieces of crapc) proper website, phone number that someone always answers, responds to emails each day or soonerd) has a proper printed invoice/quote for all work6) one thing that will irritate the crap out of you is, they ALL want to come out and lay hands and eyes on the project before they quote no matter how simple or difficult the work is and it doesn't matter if you send them a 4k video that been shot and produced by a world class movie producer.

Our comps are a lot that sold less than a block away last month and 5 parcels 2 blocks away that are part of the stadium assembly and closed 2 months away--they are much bigger and have some toxic cleanup issues as well.We have held the site for 7 months and only had one verbal offer the week after we closed on it.
