Plus they take up a lot of floor space and thus have to be coordinated with bed placement, doors, windows etc and greatly affect movement flow. 

Start with a Bed and Breakfast(BnB), after it's up and running add a pool.

Leasing brokers don't get out of bed for 4% total. 

I bought a 2,200sq ft 3 bed, 2.5 bath home in 2022 using the VA Loan for $330,000 at 3.25%.

We lease by the bed and are concerned that students will lock their roommates out, causing additional safety concerns and lots of headaches. 

.- Install flower beds to left and right of steppers.- Repair wood rot as necessary, specifically seen in the soffit.- Repair / replace soffit screening as necessary.- Seed lawn as necessary, especially after tree removal.- Repair as necessary the water tank shelter on left side of house.- Remove awning from back left corner of house.- Remove rear fence.- Repair rear porch as necessary.- Paint front porch floor gray.INTERIOR:General:- Paint throughout, space gray, with high semi-gloss white trim.- Replace electrical outlets, switches, plates with new white.- Tile throughout (bathroom will get different tile.- Install new windows throughout (18), install new trim and replace rotted or damaged framing as necessary.- Install new white vent covers throughout.- Install (brushed nickel?)

With my next property that will have a much higher bed count I will probably start collecting phone numbers and doing follow up texts with a direct link. 

If you have four 2-bed/1-bath units with the same appliances, split it four ways and call it a day.

Hi all - I have a 3-unit multi-family property (3 bed 3 bath, 3 bed 3 bath, and studio) with an unfinished basement and an attached 2-car garage that I plan to remodel soon. 

This is why we aren't operating the Air Bnb ourselves. 3 bed, 1 bath, 1200 sqft, no hot tub as of now.Recently renovated, siding will be replaced later in May.
