You can swap fees for rate, rate for fees.

For instance, if you pay for the bills of LLC #1 out of LLC #2's bank account, they have been contaminated and it opens you a lawyer arguing they are the same company and the assets should be fair game as you operated them as a single entity swapping funds between each.   

So I want to "swap" this property for a more cash flow positive property.

I would swap at least one of the queens for a king and possibly 2 of them. 

For example, when swapping out pex for copper, I put a manifold in with a dedicated line of hot and cold to each faucet/shower/toilet/washer/etc. 

My main point is: Back in the day, Quit Claim Deeds were only ever intended to be swapped between family members / beneficiaries, not for every random outsider Tom, Dick and Harry that they could try to squeeze money out of! 

You can always get a swap loan, if you want some more stability.

It is not a tool for collecting delinquent rent (you just hope that will be the outcome).If you think I am wrong about that ask any the judge to swap the eviction order he is about to grant you with one ordering the tenant to pay and see where that gets you.
