But we developed our tactics to keep cap rate >12% (honest cap at 40% expense ratio etc) by buying in areas before other investors where there are good jobs, thus reliable tenants. 

Hi fellow BPers, I'm looking for recommendations for reliable, efficient and cost-effective contractors in Central and North Jersey.

The building will be owner- occupied and I will need to move into the unit within 60 days of closing so I need someone who is reliable and able to get work done quickly.

There is a plethora of lenders one can do a deal with, but I'm looking for an asset based lender who is fast, reliable and has excellent customer service. 

@Hunter Eidmann  There's no site that reliably has data on currently rented homes and what those tenants are paying for rent. 

Your fha lender is the most reliable source to answer these questions.  

But if I'm in the field and not in position to take notes or know cell service is reliable I don't answer; but a call back is always quick.I'm really disappointed by the difficulties you are having.
