I've used their tactics and I've never seen this much of a direct booking spike in my years of hosting.

Additionally unless interest rates spike the prices will likely remain where they are.Inventory is wayyyyyy down, people just haven't been selling.  

As far as Gat/PF is concerned, I’m a little hesitant to think cabin prices will remain this high after the COVID spike is over.

I think once rates go down to the 5% range that the market is about to spike again with inventory and tons of people offering on the same property.

Why hasn't hard money seen the same spike DSCR has in interest rates? 

Pretty soon, 6-9 months ago will reflect last Fall, when interest rates spiked and sales stalled.
