Not sure if you had to fire the old PM, or just give them a little wire-brushing, but those pics look very nice! 

We'll be using the sliding panels for all of the closet doors in the house...I like the smooth touch it adds against the softness of the curtains.  

Note that there are soft and hard inquiries, I won't discuss that basic definition. 

If you do get the property under contract to purchase, an want to assign it, I would brush up on your states net listing laws to make sure you are doing so legally.

I would be careful about painting USREEB with a broad brush.

Even some of the "soft spots" that we noticed in the floor were solid.

The next big item is submitting your “Soft Commit” for the investment and getting ready to wire your funds.

Expensive brushes and other paint tools weren't cleaned and had to be trashed.

It sounds like you haven't allowed anything for soft costs such as maintenance & vacancy? 

Give in now and be prepared for the floodgate of demands over TONS of other stuff They just realized that you are soft and can be pushed around....have fun with that.....Yes, throwing down some seed is easy and cheap....... and I would easily have done that for a nice and respectful tenant that asked for it.....but be an a-hole and threaten me with discrimination allegations and its GAME OVER......this isn't about how easy or cheap the fix is....this is about your future relationship with these tenantsThis is a test..... who runs the show.... you choose......
