I also manage statewide so can help there if needed. 

So, I've closed hundreds of loans for people. 

All of our properties we have had for 5-10 years, so lots of equity.

Also, budgeting can make or break a flip, so always build in a cushion for unexpected expenses.

So, trying to get a game plan together to best navigate this transaction when the time comes.1.

As an example, there has been only one sale nearby in last 12 months and it was essentially a new build, so even that is not a good comp property.  

I didn't want to go to court for obvious reasons, so I took a $40k damages check and bought this deal.
