Thank you for taking the time to reply - in fact, I was just thinking about this and yes, I believe that I would - the reviews and information that I have gathered all suggests that the businesses in the area are simply awful - and it would be interesting for them to have some competition.

Every few days to a week a neighbor cleans up the alley in the back of their property and at the curbside in the front of their property because she simply can't stand the sight of the trash they seem to purposely drop.  

Or you simply do what wholesalers do and send out mailers offering to buy the note.

If you aren't requiring background checks for someone simply because they aren't a citizen, then you shouldn't require them for people claiming to be citizens.Treat all people equally.

Given the details here I'd say no, you should take any development thoughts off the table because to do that is not something one simply learns over night, there is a lot to it. $209k is very cheap for 40 acres, so that offer could be a person interested for hunting land and nothing I'd get excited over, and I wouldn't assume it means anything other than you could sell it for $209k.

In my life outside of real estate, I worked in Information technology where I have participated in the creation of open source software as well as documentation published under creative commons. lots of license thinking to borrow from.It has always felt wrong to attempt to monetize everything associated with real estate investing.

I tell them if I evict them, I will attempt to garnish future wages for any monies owed including the cost of the eviction and that good eviction lawyers are not cheap.  

I'm simply asking a host or a co-host if they are willing to give me the opportunity to learn from them.Thanks, 

Lots of great insight from the folks above.In my experience as an investor and multifamily lender in the twin cities, I would simply say there is no "right" answer.
