Being forced to take people with horrible credit or who own certain dog breeds that I don't want is a big turn off for me.

Just add the use of options to your game.I've been investing for 55 years and in the states where the activity was illegal I just added the bird dogger to the deal where I had the right to buy them out at anytime for whatever amount, thus making them a principle, and giving them some level of protection.And J what is a new breed investor, in 55 years there isn't a single thing new, only the form of an activity has changed slightly over time.

I would require this regardless of breed. 

Pets, usually aggressive breeds, will also come and go.

@Kim R.I will have them do a paper application, and the background check online info is separate.Typically information you need on an application is more extensive then the info required on an online background check, which typically you only need SSN, DOB, name, and 1 or 2 former addresses I think that's all.In my application I would need to know how many vehicles, each vehicle's license plate number, how many pets - breed/weight/markings/age, who is their emergency contact, etc etc etc...and then I incorporate the completed application form as a component of the lease. 

Coasties are sometimes a different breed, clearly what is socially acceptable in some areas is not in others.
