Here are some details that were provided on the proforma - "owner pays gas for unit #4, 5 units have central A/C, and 3 units window A/C belong to tenants.One porch rebuilt, new laundry room door, main entrance door improved, brand new gas line, new fence, entire roof recoated, new drop boxfor rent, some sidewalk segments replaced $2600, 5 toilets replaced, 3 stove and 3 refrigerators replaced, new hot water tank"If you want to be an LP or GP on the deal let me know. 

For all you know, she couldn't pay rent because she poured it down her throat, fell on a public sidewalk, and thought she could scare you into a free month of rent.

As a general rule, any item that is an improvement to the property (new windows, roof, sidewalk) would be capitalized and items that are more short term in nature would be expensed (plumbing or HVAC repairs, paint, etc).Of course, there are times when plumbing, HVAC or paint might be appropriately capitalized so this is where some judgement must be exercised.

I have had three or four of these pop up over time and all have been tiny slices for sidewalks, etc. and in the end it does not effect the overall lien on the rest of the property.  

I got crushed this year as well - roof replacement, new windows in several units, and a $5,500 bill from the city to pay for mandated sidewalk repairs in front of my building! 

They will fine you when weeds pop out of the sidewalk and fine you when your tenant needs police assistance.

Unless you can divy up the lawn, sidewalks and parking lot you are going to have issues if you don't.

It's all desert rock but the weeds come up through it and around the sidewalks.  

Your tenant should cover the sidewalk in ice melt and it will soak into the cement and even melt snow or ice on future snow falls.
