You doing short, medium or long-term rentals there? 

If someone was willing to rent to you with 5 dogs and the stray and her babies are short term, they may not have a problem. 

I seem to remember that I didn't even have a business card until then either.You are VERY late to the game to be making these decisions. 

What is your end-game reason - it can't be just about the $$.You're in the perfect place here on this forum.....ask questions, lots of them...

They will probably stick to that for a short period and then go delinquent again, but it's much easier to deal with if they violate a payment plan in most cases and at least you get some of your money back.They might be a professional tenant.

That's too much effort required to earn a few dollars on a short-term stay.

Other than that its just a numbers game....every X offers gets you Y contracts....go find the numbers.
