If you’re investing from a distance (like an hour and a half away), don’t yet have boots on the ground, and using just pics online to judge a property, I imagine it’s pretty hard to figure out.

If you run the numbers with an estimated rehab based off pics before seeing it and it doesn't work, tell the wholesaler what your ballpark number would be and make sure it's possible before you see itEssentially you're saying that you don't know what you're doing and want to know how you're going to buy properties.
