Airbnb competition is quite stiff in Denver, which keeps the rent down.Our current strategy is to use the Airbnb platform to find roommates staying 30+ days, which means we don't have the hassles of licensing and paying the STR tax.

Late /no rent payments, roommates might clash and you/PM have to deal with complaints, more likely to damage because lack of a sense of ownership.

You could take a few roommates and have them cover most or all of your mortgage.

I am considering getting roommates to live in the other two bedrooms.

So I just wanted to let you know that might be a option if you can't get a duplex, the areas that you are looking in are great for picking up a roommate who can help cover your mortgage or if you have more than one roommate you might even get it to cash flow.

If they break up they stay and get a new roommate, make it work, or move out.  

Offer a roommate off lease mutual termination.

They will likely need to find a new room mate for you to screen but that should be your only involvement from this point forward.
