It’s in the thousands depending on size of house and how perfect of a condition your local market expects the housing to be....If you’re going to get a tenant who is going to complain cause the paint isn’t perfect (which I’ve had and then my PM asking me if I’m willing to have the whole place professionally repainted again!!)

I am not deducting anything for repainting or carpet cleaning as they lived there for 3 years.Please advise as this is my first time going through this.

I plan on renovating to the extent of swapping carpets out with hardwood vinyl tile throughout, painting the cabinetry and installing hardware, installing a new solid countertop, and repainting the house's trim and walls. 

Good evening everyone,I want to get your thoughts on whether repainting the exterior and rehabbing my landscape will alter the appraisal of my home enough to warrant the cost of said updates.  

Sorry to be so late to chime in but i'm a newbie also. my answer to your question depends on the price you pay for the home and rental price. for example I purchased a 2004 1900 sq. ft. mobile home on an acre of land and have a total of 40k in it rented it for 1 year at 900 a month now I just signed a lease again at 975.00 a month. taxes are 1500.00 a year and insurance is 850 a year. next year I will have to repaint and put in new flooring in the 3 br's lr and dinning room that will cost me a lot.

So basically what I want to see (and what my parents want to do) is to give the tenant 30 days notice to vacate so they can clean, repaint, and fix some things.  

Paint or repaint your front door, where you do want to draw people's eyes.

$1-$2 sqft. the later being more priming/patches price. shoot for $1.50 or less if easy repaint job
