As an attorney, I represented developers, REITs, multi-national corporations, and local governments in all aspects of real estate including asset acquisition, development, leasing, and disposition.

The difference is I did the bookkeeping, but  certain aspects let the CPA and his staff also do it for comparison.

If its to buy properties for CASH then advertise that part and hone in on the CASH aspect. 

Being upfront and polite about this is your best weapon.I can't speak to the legal aspects of this, but i would assume they have the right to tow.

Many of the statistical/econometric tools I know like the back of my hand are (claimed to be) used regularly in aspects of decision making in real estate. 

Once you've got a handle on these two aspects then you can begin to strategize on how to use them together. 

The sellers also have their eyes in the sky in regards to pricing because they believe that the commercial aspect is enough to raise the price, even though the land is outside the development currently.Does anyone have any advice, tips, or knowledge on the subject?

Whom do you bring in for which different aspects of the inspection? 

I am interested in rental properties mostly but also looking into flips and or wholesale if it's an option in my area.I have a lot to learn about every aspect of real estate investing.

I too one day aspire to have a self sustaining business covering all aspects of my investing.
