My question and random feedback/opinions I’d love to hear from you all is should I leave my current job once my debt is paid off and get a new job being a property manager for an apartment complex or somewhere similar.

Good questions to start with @Kyle Jey - this gets my wheels spinning.I will self-manage and I live very close.Landscaping, snow - these are not factored in besides the maintenance percentage (5%) I listed in my post.I have no idea if the place needs rehab; all units are currently occupied and there are no images of the inside.Closing costs - hadn't thought about this; would attempt to roll into the mortgage payments - maybe $100/month extra?

If you just find a random PM, toss your properties into the hat, and let it shake out, I think you have invited the problem that the PM is also going to look at your properties as just numbers.

The rehab came out great as you can see from the images, the new family who bought it was amazed that it was a flip and said the setup was done with effort and time.
