LOL, reading through these responses it would appear that the hardest part of flipping is acquisition, due diligence, budgeting, dealing with contractors, negotiating, psychology, financing and well, all of the parts of flipping. 

I spend my free time reading business, psychology, investment, and philosophy books as well as play games (I try to avoid it to be more productive now).

This is very true Marcus, I see people behavior is more influenced by psychology like this, when they see bit reduction 50 bps from 7 to 6.5 then activity increase, but when rate reduces from 3.0 to 3.75, activity is just stopped.it's very interesting how people think. 

I’m starting to realize it may be better to hold because even though I’m not making money, I’m not losing it either  One thing I would say is don't be blinded by the psychology of past investments.
