You would be surprised how many people get great shocks when they move in that they did not know about the evening noises from neighbours, or birds, or traffic or...A couple of miles away from where I live there are some really nice houses right alongside a row of trees that nest hundreds of small parrots.

The only thing that even makes sense is the Selling agent could've been the one who procured the buyer and made 2x commission by closing the seller on his offer instead.Any other possible reasons that make any sense?

If you find a great deal jump on it. regardless if its your home or rental property. if you buy a rental property first it shouldnt hurt your ability to procure a mortgage on your primary home as long as the investment property does cash flow. before you do anything speak with an experienced mortgage broker to set you straight.

Not the end of the world but it does skew the results a bit.Additionally Capex is not an operating expense; I separate these two even when just analyzing a property in order to avoid confusion.I typically include tenant procurement costs in my analyses, usually based on 1 year average tenancy as a worst case scenario.
