What are 3 things you look for when you want to make a flip, what is on your checklist before actually making the commitment in an investment?

Have a plan in place and make sure you feel they are committed.

I'm sorry to say it's not a gimmicky "3 simple steps to get the results you want tomorrow"; rather, it's real work and takes commitment.  

Otherwise I would just worry about stacking capital and committing heavily to learning more.
