What lady the kids pop out of doesn't matter, you rented a house for $XXXX, be happy they're paying rent and are good tenants  

Data/lists you pull matter.

The successful wholesalers I know spend $8,000 + per month on online marketing, SEO, SEM, landing pages, lead conversion, etc.  

Also, access to online HMLs is compressing the total returns as the market gets more efficient.

And it also means to attack everything like it's your Mom's, like it matters, truly matters, because if you only care about a paycheck you are not serving your looking to be served. 

For building a buyers list, I’d recommend joining local real estate investment groups, both in person and online.

The lawyer advised that he sues small family owners personally as a matter of course and request to deny liability of owners are also normally denied as a matter of course, It was explained that as a property owner, failure to shovel snow for instance, both I and the LLC will be sued.
