Being at a slight operating profit or break even is completely fine with my though as I'm not looking at this as some get rich scheme, it's a long-term investment.Based on this, I'm looking now more into getting a more utilitarian STR targeted at business travelers where the goal is similar to my LTR's, getting long-term appreciation and mortgage pay down and making enough cash flow simply to cover repairs.

There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

The issue for you is you (or your wife) now may have two insurance carriers fighting over who will pick up coverage (assuming your intermediary LLC has appropriate insurance) or if it does not, your property insurance carrier may try to get out of coverage because of your slick deception tactic of using an alter ego which is the last thing you would want.Just yesterday another BP forum poster wanted advice on a similar strategy when leasing a rental cottage on the same lot as their residence.
