First things first, when assessing property managers, it is crucial to prioritize their ability to collect rent and manage delinquencies.

We just started managing 4 tiny homes on 1 lot with a shared pool and they are booking great at a rate commensurate with larger homes.   

Do you have experience “flipping” or managing rehabs, or hands-on?

I did three thiings to rent the unit.......First I put an ad up on Craigslist, and Zillow rental manager which cross posts to trulia, postlets and another I cannot recall.   

Managing rentals isn’t for everyone, especially after dealing with bad tenants, challenging property managers, and increasing costs.

I have a LLC set up, and property management software ready to use.

I find that depending on the market $300-500/mo are fairly normal and if compared to what you would pay with a single family home on some utilities, maintenance, and management, it's a good deal.

Finally, as an aspiring/budding lender, I don't have as much access to mentors, but then again it's easier than rehabbing/flipping and probably easier than buying and holding and managing multifamily.

I just read a few other posts. if you don't know the difference between "eviction and notice of non-renewal" you have a lot of studying to do if you want to manage a property.
