I offered to NW the same price that I later got the house from, in which the second wholesaler got a great deal and it was even another agent involved in the transaction.Saying this, the agents that I am talking in NW have knowledge and they are open to communicate openly.

I’m sure I could have done a better job vetting them out but I was newer and trying to with what knowledge I had at that time.  

It doesn't just skip 6 payments and tack it on at the end.When asking questions - ensure you're asking them of people who are knowledgeable in what you are asking.

This is a place for people to gain knowledge and education and ask questions to get guidance.I have seen sites where GP’s are not allowed to comment on posts (or even see posts in some instances) that were from a ticked off investor and personally not a fan as if someone can throw shade at another person / company without any consequence and / or allow the other party to respond - I feel like it’s just another form of censorship which I oppose

And as new investor, you have to expect to be charged more than a builder, but armed with a little knowledge you can get a better price than a homeowner and still allow the contractor to make good money.For most construction work materials times two is a good guesstimate, so about $6k is likely a good price. 

Don't worry about that as there are different ways to get to town and different companies might use different terminology.Work with a knowledgeable agent that talks your through your risks and don't try to conceal what you're actually doing. 

To the best of my knowledge, and I am not an appraiser so I would recommend you verify this, but I have been of the understanding that there are 3 main requirements that classify a bedroom, a bedroom.
