For them the focus is on rapid and easy expansion...4.

Many of them are savvy marketers but don't have background/experience in pref equity space but lead folks to believe it's just an  'easy button' to make stellar returns. 

Non-gullible people see right through it...it's easy to recognize those who are doing what they preach vs those who are just selling (all hat and no cattle).

The real crux is that putting a cost to a renovated home is not easy.

good CoC seems easy enough to come by based on the calculators 7-8% on industrial 25-30% on apartments.
