Property is currently worth $425k before the land improvements and development of $365k being added. $790k turning into a multimillion property seems like it's too good to be true.

I am only saying because I care so much about the program that I want to see it improve to support the flipping struggles (also seens as negative) and I want the program to support the strugglers too!

It may take a long time to fully solve but with the visibly and funding, there should be some improvement to the problem in the near term.So those are my 3 local picks for outperforming the local market.

Don't forget to take into account additional closing costs for the next transaction as well, as I'm assuming the purpose of the no prepayment penalty is to refinance if rates improve.

I do not want to discourage the passive investing sub forum (syndications), but I think improving search functionality would be more helpful to more of the users. 

The industry as a whole benefits when sponsors do a better job and I'm always seeking improvement. 

Other times, capital is used for capex improvements with the idea that they would refinance afterwards.

Focus on RE saving/investment which will improve your overall financial position.

But if you do need to improve the property to increase the value, then we want that work to be completed so we get the full After Repair Value (ARV) on the home.  

I used to work with great Realtors who would show up on appraisal day and greet the Appraiser with a folder full of comps that were very flattering, plus paperwork describing in glowing detail all of the improvements to the house and their value.I would insist on a new appraisal, and either have your Realtor do the above, or do it yourself.
