However, since interest rates jumped up in 2022, new construction starts have dropped a ton in the area, so within the next 1-3 years the amount of new supply coming into the market will drop a ton, and we should see demand outpace supply again and start seeing organic rent growth come back. 2015-2022 you would see 3-10% organic rent growth per year depending on the property and submarket.

A few general tips - look for markets with strong economic growth - job growth, population growth, network with other investors in your area and check which states they are investing in, for out-of-state investing - work with someone who has your best interests at heart and is also an investor who can easily plug you in with their network (GCs, lenders, PMs).

Most loan packages include something you sign that says that you will cooperate with them to correct any technical errors like this and I believe it also includes the ability for them to sign for you if you don't but obviously they prefer to have clean paperwork where you have signed it.

@Michael Rostwhenever anyone says 'great cash flow,' I don't even need to know what state or city it's in - if it's a long term rental with conventional financing at today's interest rates, it's not happening unless unrealistic assumptions are being made like zero repairs, zero capex, zero vacancy ever, zero turnover ever, and 8% rent growth forever.post the numbers here if you want a review.
