When I heard $400, I had vivid imagery of walking into a very high end Steakhouse and going back in the kitchen to make your own steak.

Well that's a bit like asking chicken or steak isn't it, it's an opinion question and persons opinion of such will vary depending on how it impacts them. 

Lastly, locally @Todd Grill is a great person to talk to. 

The plan here is to hold the building and, down the road, if/when the main tenant leaves, convert the first floor into a small bar w grill to be owner/occupy.Issue: over the past three years, the current owner has spent $28k on upgrades, improvements, repairs (bringing building up to code, ADA compliance, sprinkler work, window installs). 

Really, with this kind of money at steak, there is no excuse to DIY on this and mess it up, you need to see an attorney.There are many ways to structure such transactions, but I think I'd want the seller out of the picture wearing the hat of a lender.

Every time I’ve called and grilled their customer service reps with questions, they are able to clearly answer them.

My plan would be to rehab the apartments to a decent standard off the bat and then do a big overhaul on them over time.I think it's probably too bigger steak for my appetite off the bat, but it's definitely an interesting prospect.

Invite couple of them out to drinks, dinner, etc. and pick their brain for all the free (except price of drinks, steak, etc.) information they will provide.
