You own it so that is a good thing, but if you bought it for 165K and it will take 75K to fix it up you are not in a great position to have a great ROI.

I am hopeful that 2025 will be a good year for real estate in the PNW. 

I looked into Realty Hub and Premier Agent Network, anyone have any experiences, good or bad with these brokerages?

If you are unable or unwilling to do so we may elect to terminate the lease and request a return of our deposit--which we offered in a good faith agreement that we would be presented with a habitable dwelling--and our prorated rent.

Then I'd push those factors out if there were no good comps.  2 miles, 6 months.  2 miles 12 months , etc.It takes some local knowledge to know when you're pushing those parameters out too far to be useful. 

So I'm good at finding people.
